But that doesn’t make any of it accurate."- I'm projecting based on what Jim said, that he was granted the use of Warlock (once resurrected) but then was said that no, he couldn't use Warlock after all. If this is true, it shows un-professionalism and that it's best to go directly with creator owned stuff

You are projecting about stuff that you don’t know about.
Jim was never granted use of Warlock beyond the THANOS OGN that’s coming out. And, in fact, no further story was ever approved.
At a certain point, he pitched a follow-up project, there was an issue with it that kept it from being done immediately, and now he’s gotten tired of waiting for the situation to resolve itself. That’s all fine–but hardly predicated on unprofessionalism.
